What happens after a large loss to a commercial property? Typically the insurance carrier sends out an adjuster and provides the insured with a scope of loss document (the "Scope"). The Scope includes all items the carrier believes will be necessary to restore the property to its pre-loss condition. Not surprisingly, initial Scopes are often underwritten, forcing the insured to find cheap contractors who use inferior materials and unlicensed laborers just to avoid the burden of out-of-pocket expenses. Complex claims present even more challenges, including Scope gaps that may not be recognized for months or the myriad items that policyholders don't know were actually performed by the restoration contractors. Many quality restoration contractors can help with these types of issues, but just as many who claim to be experts fall short of their alleged expertise.
